HMDA MASTER PLAN 2031- What's in it for Elite Vistas

Hyderabad city is one of the rapidly growing cities in India making its progress felt on global course. Telangana State Government has spent 8000 crores in infrastructural development for the last 6 years.
The HMDA authorities as per HMDA master plan 2030 which follows radial concentric structure amend Hyderabad Metropolitan Region with land use zoning method and classified the city into residential, commercial, agricultural, industrial, traffic and transportation and bio conservation zones to ensure its livability and sustainable development by regulating industrial and residential constructions by giving utmost priority to roads and conservation of bio reserves.
The regulations are set to be obliged by developers in the density, size and shape of their proposed constructions of its purpose.
LAND USE ZONE CLASSIFICATIONS
RESIDENTIAL USE ZONE
R1 ZONE - Residential zones connecting/contiguous to growth corridor wherein the detailed planning of roads and various urban use zones are proposed.
R2 ZONE - Residential zones falling within non-contiguous urban areas wherein the detailed planning of roads and various urban use zones are proposed.
R3 ZONE - (Urban Centers): The remaining other urban centres along with their surrounding areas as earmarked in the proposed Land Use Plan. There is no detailed planning proposed herein presently, and the whole identified centres/areas are assigned Residential Land Use Zone.
R4 ZONE - (All the rural settlements) - Village Settlement (Gramkantham) and the existing rural built-up area- as earmarked in the proposed Land Use Plan are assigned Residential Zone-4. For all these settlements, an additional 300 M wide belt outside the gramkhantam boundary shall also be considered as R4 zone to cater to the natural expansion of settlements, except in Bio Conservation Zone.
Other zones include PERI-URBAN USE ZONE, COMMERCIAL USE ZONE, MANUFACTURING USE ZONE, PUBLIC, SEMI-PUBLIC FACILITIES AND UTILITIES USE ZONE, MULTIPLE USE ZONE, RECREATION AND OPEN SPACE USE ZONE, WATER BODIES, FOREST, SPECIAL RESERVATIONS ZONE, CONSERVATION (AGRICULTURE) USE ZONE, TRAFFIC AND TRANSPORTATION USE ZONE
DEVELOPMENTS PERMITTED IN R1 TO R3 ZONES
All types of residential buildings, Auditoriums, Bakeries and confectioneries, Banks, burial grounds/ cremation ground, Bus stands, Bus depots without a workshop, Cinema halls on plots above 3,000 sq meters and the abutting road of minimum 18 meters width, Clubs, Computer software units /IT-enabled services, Community centers, Customary home occupation/household units, Dharamshalas, Doctors’ clinics and dispensaries, Educational institutions, Electrical distribution station, Electronic printing press, Exhibition and art gallery, Gymnasium, Fire stations, Foreign missions, Group housing/apartment complexes, Health facilities with not more than 20 beds, Function halls on plots above 3,000 sq meters and the abutting road of minimum 18 meters width, Guesthouses, Hostels and boarding houses, Hotels on plots of above 2,000 sq meters and the abutting road of a minimum width of 18 meters, Library, Games facilities of local nature, both, indoor and outdoor Night shelters
Motor vehicle repairing workshops/garages Municipal, state and central government offices
Parks/tot lots, Petrol pumps, Plant nursery, Police check posts, Police stations, Post offices
